Common issues with the closing of a house

After spending a lot of time searching for a house, putting in an offer and having it accepted, soon-to-be homeowners in Pennsylvania may think everything is great. However, many things can happen in the days leading up to the closing, and some of them can actually put the final sale in jeopardy.

According to Realtor.com, some surprises that crop up along the way are not major and just require communication. For example, the new buyers may think that certain household items, like ceiling fans, appliances and fixtures, are part of the sale and then they find out at closing this is not the case. A contract that specifically outlines what stays and what goes can prevent this misunderstanding at the last minute. Another minor issue that can cause a slight delay is a misunderstanding about how to transfer money. They buyers should ask their lender or agent if they should bring a cashier's check or electronically transfer the money. 

FindLaw discusses some other common issues that may have more substantial consequences. Problems with finances is a major one. Some issues include:

  • Bank denies loan due to changes in buyer's income or credit score
  • Bank will not loan the entire purchase price because the appraisal is for a lower amount
  • Bank changes loan decision based on mistakes or lies on mortgage application

These problems may mean the buyers need to find a new lender or come up with more cash to pay for the house.

Another common issue is that a home inspection shows major problems. When this occurs, the buyer may choose to walk away from the deal, or the seller may negotiate a lower price or will agree to make the necessary repairs. Other issues that may crop up include problems with the title, the inability to get insurance or cancellation by the seller.
